BLOCK MANAGEMENT
We manage a number of blocks of flats and residential estates in and around the Lancaster area. Legislation and law is forever changing and more sections of the Commonhold and Leasehold Reform Act 2002 implemented. We endeavour to keep up to date with the law and its changes and have been accepted as Corporate Members of the Association of Residential Managing Agents, a body purely set up for the benefit of block management.
Including:
- Collection of Service Charge
- Arrange general maintenance and settle accounts out of funds available
- Produce annual spending estimates to calculate service charges and reserves
- Produce service charge accounts and supply reasonable information to leaseholders
- Administer building and other insurance if instructed & authorised
- Arrange and manage contracts or services such as lifts
- Keep records on tenancies
- Prepare statutory notices
- Deal with consultations where the L&T Act as amended by CLARA 2002 are to be exceeded
- Arrange Insurance Claims
- Make available any relevent documents for inspection
- Prepare year end accounts for submission to accountants
- Ensure compliance with Companies House at all times
- Retain Company Books and ensure shareholder information is up to date
- Prepare and distribute notices for Annual/Extraordinary General Meetings
- Arrange day to day repairs and maintenance
- Ensure clients money is kept separately and properly accounted for
- Regular Reconcile of Bank Accounts
